Selling your home in 2019 – Tips and expert advice

If you’re considering selling your home this year, you may be wondering how you can best harness the potential of your property and best display it to gain attention from potential buyers. In a pre-Brexit world, the housing market is fluctuating, so how can you make sure you receive the best price for your property when many people are looking but not committing to buying?

To help you, we’ve put together a list of tips and hacks to help display your home in the best way possible to appeal to viewers, as well as some expert advice from estate agents.

Create a space that your buyers can visualise themselves in

As Michael Hardy, estate agents in Wokingham and Crowthorne, says:

“There are numerous ways to make a home ready to sell, but many sellers don’t realise the importance of removing their personal touch from the property. Your home reflects the life you’ve lived there, so in order to make it as easy as possible for potential buyers to see themselves moving in, take the time to make each room a neutral space – a blank canvas that the new owners can visualise working for them.”

There are a couple of easy things you can carry out to follow this advice. When you have viewings scheduled, make sure you remove the clutter from your home – your potential buyers won’t want to see shampoo bottles littered across bathroom surfaces or dirty clothes in the bedroom.

Another way to make the space as neutral as possible is by keeping a clean colour palette in the rooms. While you may have been a fan of turquoise walls and bright floral wallpaper, there’s no guarantee that your potential buyer will feel the same way. For that reason, to allow your buyer to imagine what they could do with the space, it’s good to paint all the walls in a neutral colour scheme – think white or cream.

Set the stage of your home

Setting the stage for both your online property advertisement and your viewings is vitally important since it allows you to present your home when it looks its best. If, like many of us, you have a spare room that is currently the place where you dump all your clutter, maybe it’s time to tidy it up and present the room as the guest bedroom or space it was intended to be.

If you’re struggling to find space for all the items you’re tidying away, but want to keep them for when you move into your new place, why not consider storage? Renting a storage unit will allow you to keep your belongings safe and secure but also out of the way so your potential buyers don’t see them.

Every stage needs good lighting and both natural and artificial light are great ways to show your home in the best light. If you have heavy curtains or lots of shutters on your windows, you may want to remove them to maximise the amount of light that you’re letting into your rooms. You can also use good light fittings, high voltage bulbs and standing lights to maximise the lighting in your rooms where natural light isn’t as present.

Make a good first impression

The first thing your potential buyers will see when arriving to view your home will be the front of your home and any garden or driveway you have. For that reason, it’s important to make sure your garden is well-maintained and presented and the driveway is weeded and clean.

Additionally, it may be a good idea to add a coat of paint to your front door, if needs be, to make your property look well-loved. When buyers enter your house, it’s advised to remove coats and shoes from the porch or hallway, so they don’t trip over as they come through.

To give an even better first impression, you could possibly do some baking before your viewers arrive to cover up any other smells that you may not be aware of or light a candle. Owners of a home may become used to a certain smell so it’s good to just be sure.

If you’re selling your home in 2019 and moving to a new one, you may want to consider self-storage. Whether your moving dates don’t quite match up, you don’t have as much space in your new home, or you don’t want to move everything in at once, you can store items in a safe and secure unit for as long or short a time as you require. And, with 24/7 access, 365 days a year, you can access and retrieve any of your items whenever you need them.
